Is Christmas Eve the best day to list your home?
“Shall we move in the New Year?” is the thought many people have in the back of their minds, as we approach the Christmas rush!
But due to the hectic time of the year; numerous after-work drinks, clearing your desk before the festive break, making the house Christmas-ready for the incoming relatives and of course, those last-minute Xmas presents to get, most don’t get around to planning the move or at best may get in a couple of estate agents to give a valuation price.
Yet recent research by market-leading portal Rightmove suggests that by waiting until January means would-be sellers are missing out on the best opportunity of the year to attract a prospective buyer! The amount of traffic on the Rightmove website increases by 231% between Christmas and New Year with the spike days being Boxing day and the 27th December!
Conran ran a campaign last year as our 2017 applicant figures across, Brockley, Charlton, Eltham and Greenwich suggested that to achieve the highest selling price properties needed to come to market immediately before Christmas. We successfully listed and sold numerous properties in this period as it turned out to be a very worthwhile exercise for our sellers and landlords too.
This year, we are launching a similar campaign whereby we are preparing the marketing (professional photos, floorplans, EPC, printed brochures and website adverts) ready for us to press the ‘launch to market’ button on Christmas Eve. It’s like the best Christmas Present Marketing pack for your home, guaranteed!
And that way, while you relax and enjoy the seasonal festivities, our systems are intelligently building applicants behind the scenes who are ready to view your property at the start of January; if the success of last year was anything to go by, Saturday 4th January will be a busy day with a record number of viewings being conducted and lots of attractive offers being received from motivated buyers!
