About this property
“A stunning Victorian period house, arranged over three levels, has huge kerb appeal with its beautiful brick facade and is situated within the St Johns conservation area.”
What The Agent Says -
The lower ground level is one of the stand out features of this owner occupied home, with its impressive design.
On this level there is a living area - with polished concrete flooring - benefiting from bespoke tall cabinets and shelves, with direct access to a wonderful south east facing garden.
The kitchen has been designed and fitted by Rencraft, has quality integrated appliances including a high-end Bora induction hob with integrated extractor, a double oven and Miele dishwasher, large dining space and fitted storage under the stairs. There is a shower room on this level and further storage to the front of the house. The whole of the lower ground floor benefits from a stunning polished concrete floor and underfloor heating.
On the upper ground you will find a double bedroom to rear and reception room/study to the front which has a lovely log burner and bespoke fitted cabinets.
Upstairs there two further double bedrooms, one of which is much larger than average and both have fitted wardrobes and the main bathroom is really well presented, offering a shower over bath, fitted rain shower head, utility cupboard for washing machine and tumble dryer and hot water tank. The bathroom benefits from underfloor heating. There is a Velux window.
Further attributes include original wood flooring, loft for storage, double glazed, timber framed sash windows, an internal auto mist sprinkler system for the lower ground floor and solar panels providing free hot water during the summer months. The property has been future proofed and heating is supplied by an air source heat pump which receives a domestic renewable heat incentive for 7 years, from September 2019. The property is very energy efficient as can be seen from its EPC.
The property is freehold and close by is St Johns mainline station, Brookmill Park, Brockley Market, Deptford Bridge and Elverson Road DLR stations.
Greenwich town centre and it's Royal Park is a brisk walk away, as well as Brockley's Hilly Fields.
What The Seller Says -
Generally - the transport links overground, network rail, DLR, A2 and A20 all mean you can get anywhere (or get back from anywhere) really quickly. The best I have ever had.
During the pandemic its been great to have Greenwich Park, Blackheath and Hilly Fields to get my dose of green space.
I also love having Brockley market around the corner on a Saturday and Creekside art galleries and Deptford X art festival.
And in the house I love the net zero energy costs! And particularly love my polished concrete floor.
