'What The Seller Says'

"We love living at 92 St Donatts and are sad to be leaving . The generous ceiling heights and large windows means the house always feels light and spacious, and the beautiful stripped pine doors throughout ooze character of the original house. It always feels bright and homely and the double living area creates plenty of space for entertaining and children play space.

St Donatts is a wonderful street to live on. There's a real community feel – we know all our neighbours and they have helped us out with the garden whilst we are away, and when we had the baby. There's a Whatsapp group for sharing and there was even a street party last summer for all the street. The house is the far end of the street, so set well away from the busier Shardeloes Road. St Donatts is not a through road, so there is very little traffic and its generally very quiet at night.

We are a 7 minute walk to New Cross station, which is one stop to London Bridge on the train. Its also a 9 minute walk to New Cross Gate or Brockley which has quick (24hr) access to all of East London via the overground. On the bike – it's about 15 minutes into London Bridge and there's a perfectly located bike store on the street opposite that can be rented through the council. The street has free parking and there's always space to park outside the house.

There are some lovely parks within easy walking distance of the house, which we regularly take the kids to, such as Telegraph Hill Park & Hilly Fields. There are also some amazing larger parks a little further (20 minute walk) including Greenwich, and Peckham Rye Park. Brockley is a great village with great cafes (Browns) and our local pub (The Fat Walrus) is the voted the best in the area.

The house is perfectly orientated- allowing sunshine to pour in through the bedroom and living room window in the morning, and through the rear bifolds in the evening. The garden is huge and south facing so gets sunshine nearly all day long. We've done a lot of work to bring it back to life with a new lawn, herb bed and garden shed. We have the bifolds fully open most days, meaning the garden is an extension of the living space and a completely safe play area for our kids. The garden was an absolute life saver through lockdown, and the addition of a sandpit and paddling pool allowed hours of playtime for our toddler!

We've done some extensive renovations, including the knocking through of the kitchen and dining space to create one large space. There's a brand new kitchen, including a full height larder unit for all food, integrated appliances and an expensive tap that we love! We added a (very useful) landry/cleaning cupboard that also contains a dryer and the keeps the boiler out of sight. It's a brand new boiler so there's peace of mind going into winter. The bathroom was completely reconfigured to create a family size bathroom and bath and styled in monochrome with dark grout and black tapware. We have all relevant certificates, and warranties which we will happily pass on."
